News updates
There’s a particular kind of clarity that comes when you find the right place. You stop weighing up pros and cons. You stop second-guessing. Something just clicks, and you know instantly.
That’s how it felt for Angie and Nick when they discovered Banyan Hill, an emerging community sitting high above Ballina and Lennox in the hills of Cumbalum.
With two active kids aged ten and six, Angie and Nick had been searching for the right moment to build. They wanted something permanent, somewhere they could put down roots.
“We were looking to build a new home in an area that was close to town, not too far from the beach, and also not too far from work,” Nick says. “Banyan Hill just seemed to tick all those boxes.”

The Last Block in the Stage
Angie and Nick had made their decision. The only question was whether they’d moved quickly enough.
“We actually managed to secure the last block in the stage,” Nick says. “We felt pretty lucky. It was one of those moments where you think, well, it must be meant to be.”
That instinct proved right. From the moment they committed to the land, the process surprised them both. Building a new home carries a reputation for delays and complexity. That wasn’t their experience.
“The whole process was really smooth,” Nick says. “It was actually a lot easier than I thought it would be.”
For families weighing up the build process, that kind of reassurance matters. Getting started at Banyan Hill felt manageable and well-supported, and when a process works as it should, it sets the tone for everything that follows.
Close to the coast, close to everything
Banyan Hill sits high in the hills of Cumbalum, with Ballina’s town centre nearby, the beach a short drive away, and Lennox Head and Byron Bay not much further. For Angie, the coastal access was the whole point.
“We have two very active kids, so being close to the beach was really important for us,” she says. “We’re definitely beach lovers.”
That proximity shapes how the family actually lives. The beach is more than just a weekend destination. It’s where the kids burn energy after school, where Sunday mornings start, where a lot of the best hours quietly end up. Finding a location that offers that alongside schools, shops and work within easy reach is harder than it sounds. Banyan Hill happens to deliver both.

A community already taking shape
Community is one of the harder things to assess when you’re choosing where to live. School catchments and commute times are easy to research, but whether you’ll actually know your neighbours is another question.
At Banyan Hill, it seems to be answering itself.
As more families have moved in, Angie and Nick have noticed the neighbourhood taking shape around them in ways that go beyond construction progress.
“There are a lot of families moving into the area,” Nick says. “We’ve even met people we already knew who are building here as well.”
When you turn up to a new estate and find friends already there, making the same call independently, it tells you something about the place. For Angie and Nick, it reinforced what they’d felt from the start.
“It really feels like it’s becoming a big family area,” Nick says.
Excited to see it all come together
Banyan Hill is still growing. New stages are releasing, new families are arriving, and Angie and Nick are watching it all unfold with the kind of excitement that comes from knowing the best is still ahead.
“It definitely feels like the estate has a lot of potential,” Nick says. “We’re excited to see it all come together.”
It’s an honest assessment from a family who have already seen enough to be confident in what’s coming. If you’re still looking, the time to act is now.

A strong community does not appear overnight. It grows through everyday encounters, shared spaces and the small moments that bring people together.
At Intrapac, this belief shapes how every neighbourhood is planned and supported. Physical design creates the setting, but it is the programs, gatherings and local partnerships that bring each place to life.
Across Intrapac Property projects, residents are encouraged to connect in ways that feel natural and lasting. From regular activities at Whiterock’s Community House to resident events at Kinley in Melbourne’s East, and wellbeing programs at Aureus in Skennars Head, each initiative contributes to a stronger sense of belonging for residents.
Creating Opportunities for Connection at Whiterock and Aureus
Intrapac’s approach to community building begins with spaces that make connection part of daily life. Parks, walking tracks and the Whiterock Community House are delivered early so residents have places to meet, exercise or simply stop for a chat.
At Whiterock, our masterplanned estate in Queensland, the Community House sits at the heart of local life. It is more than a building; it is a trusted meeting place, a space for support services and a hub for social activity. Each week, it hosts yoga, counselling, playgroups and youth mentoring, helping residents find balance, access advice and connect with others close to home.
The Community House also brings people together through its Get to Know Your Neighbour afternoons, which began as informal tea gatherings and are now a regular feature on the community calendar. It has become a place where new residents are welcomed, where ideas are shared and where friendships and families naturally grow.
Viane Ali, Whiterock’s Community Development Officer, says the early response from residents has shown just how important the Community House is to the estate.
“For something that’s only been running a short time, the impact has been extraordinary. The goodwill, participation and support we’re seeing show just how ready people are to build a strong community together.”

At Aureus, connection grows through shared well-being. Local trainer Emma Le Sueur, who runs The Fit Way group, began an outdoor fitness session series soon after the estate’s Village Green was completed. The classes have become as much about community as exercise.
“It’s not just a workout. Everyone encourages each other, and the friendships that have formed make people want to keep coming back. It’s a supportive group, and that energy spreads through the neighbourhood.”
These programs make it easy for residents to get involved and build relationships naturally. They turn open spaces into gathering places and help each neighbourhood grow its own sense of community.
Events That Bring Neighbourhoods Together
While everyday programs help connections grow gradually, community events create shared moments that bring them into focus. They are a chance for residents to come together, celebrate milestones and take pride in the places they are shaping.
Earlier this year Whiterock came to life with its first annual Winter Festival, a week of activities and entertainment that brought residents together across the estate. From weekday programs at the Community House to a lively Saturday event at the Adventure Playground, the festival celebrated connection, creativity and local spirit.
More than 200 people attended, gathering for food, music and family fun in an atmosphere that reflected what Whiterock is all about.
“You will see neighbours meeting for the first time, people who’d only ever waved across the street, stopping to talk, and families spending time together. That’s what community looks like in practice,” said Viane.

At Kinley, events like the annual Easter and Halloween celebrations have become key moments for the growing community. The most recent Halloween event drew more than 160 RSVPs, with families arriving in costume to enjoy games, food and music at the Sales and Discovery Centre and surrounding wetlands.
Tristan, a Kinley resident, says these events have been vital in helping families settle in and feel part of the community.
“The events here are incredible for supporting the community. You get to know your neighbours, your kids make friends, and there’s a real sense of people looking out for each other. It makes Kinley feel like home.”

At Banyan Hill Estate near Ballina in NSW, the spirit of connection was just as strong at the recent Block Party. What can you expect at a Banyan Block Party? Fun, friends and food! The event welcomed around 200 adults and families for an afternoon filled with music, food trucks and entertainment that showed how vibrant the new community is becoming.
Guests also explored the display village, where six homes from G.J. Gardner Homes, Perry Homes and Coral Homes were open to visitors. At G.J. Gardner’s displays, families collected cupcakes and showbags before watching The Wildlife Twins reptile show. Perry Homes offered complimentary snow cones, while Coral Homes hosted lawn games including Jenga, Connect 4 and Cornhole.
For many attendees, the event offered a first glimpse of life at Banyan Hill and the strong sense of connection that will define the community as it grows.

The People Who Shape Intrapac Communities
Connection sits at the core of Intrapac’s work, not only within its neighbourhoods but across the teams that help bring them to life. Each year, the Collaboration Celebration brings together staff, builders and partners to recognise the people behind every project and the collective effort that drives them.
Held at Luna Park, the event is a chance to celebrate shared achievements and reflect on the partnerships that make Intrapac’s work possible. It reflects the same values that guide its approach to community building: collaboration, trust and a commitment to creating places where people feel they belong.
Building Communities That Last
Community building continues long after construction ends. Across every Intrapac neighbourhood, programs, partnerships and shared spaces help people stay connected. We have spent years honing a considered development plan designed to foster strong communities from the outset:
- We deliver early community infrastructure, such as parks, walking tracks and spaces like the Whiterock Community house, to encourage connection.
- We develop regular activity programs to make it easy for residents to meet, stay active and access local support.
- We facilitate signature events – large-scale events like our Whiterock Winter Festival and Banyan Hill Block Party, or smaller seasonal activations like Halloween at Kinley, that offer residents a chance to celebrate and create shared memories.
- We collaborate with builders, local community clubs and enlist dedicated team members to ensure every Intrapac community continues to evolve while remaining connected, welcoming environments.
The goal is simple: to create places where residents feel at home, where relationships thrive and where the sense of community grows stronger with time.

Every great community begins with a vision. For Banyan Hill, that vision has always been about creating a place where the best of Northern NSW living comes together – the sea, the hinterland, the towns, and the lifestyle. After years of careful planning and renewed focus, that vision is taking shape once again.
Where Vision Meets Lifestyle
Set across 221 hectares of striking topography, just minutes from Ballina, Lennox Head, and Byron Bay, Banyan Hill is master planned to deliver approximately 750 lots to the NSW housing market, with blocks ranging up to 1,700m². More than just an address, it is designed as a complete community – one that nurtures wellbeing, connection, and the natural environment.
From the outset, Banyan Hill has been recognised as a benchmark project. Its EnviroDevelopment certification across all six sustainability elements reflects a genuine commitment to responsible, future-focused design.

Green Spaces, Active Living
Walking and cycling paths will stretch for 12 kilometres across the estate, encouraging active living, while open green spaces and tree-lined streets ensure the environment is as healthy as it is beautiful. At its heart will sit the Village Green*, which will feature a Community Centre*. Whether it’s people gathering to meet, celebrate, or even share those organic veggies they’ve been growing – it will all happen here, right by the site’s majestic Moreton Bay Fig tree.
Plans for a sportsground will further enhance the lifestyle on offer, providing playing fields and amenities for residents and the surrounding areas.

Ocean, Hinterland, and Everything In Between
The location itself is a defining feature. Perched on a gentle rise, Banyan Hill offers sweeping views of the ocean and hinterland, while remaining just 10 minutes from Ballina, 15 minutes from Lennox Head, and half an hour from Byron Bay.
Here, residents enjoy the best of both worlds: a peaceful elevated outlook surrounded by nature, with every convenience just down the hill. From schools and healthcare to shops, restaurants, beaches and cultural attractions, the essentials of daily life – and the pleasures of coastal living – are all within easy reach.
Building for the Future with Confidence
The journey to this point has been significant. Securing the necessary planning approvals has required patience and resilience, but it has also ensured Banyan Hill’s long-term success. Today, the project is moving forward with confidence, underpinned by robust approvals and a delivery plan that safeguards the future of the community.
Importantly, the vision for Banyan Hill has never changed. The lots now being released are the same as those first offered, reflecting the team’s commitment to consistency, quality, and the enduring values at the heart of the project.
For buyers, this means certainty: a home in a community that is not only approved and deliverable but thoughtfully designed to grow stronger over time. For the industry, Banyan Hill stands as a testament to resilience, transparency and commitment – proof that great projects require not just vision, but perseverance and care.

A New Way of Living
At Banyan Hill, life is elevated in every sense. It’s about waking to ocean views, breathing the salt air, strolling along bike paths shaded by established trees, or sharing produce with neighbours in the community garden. It’s about knowing your home is part of something bigger – a community built to last, shaped by nature, and connected to everything that makes Northern NSW so remarkable.
With Banyan Hill re-approved, re-energised, and ready to deliver, the coastal dream is once again within reach.
